Juli 2023<\/span><\/strong> \u2013 Der LOANLAND Real Estate Tactical Credit Fund I S.C.A. SICAV-RAIF stellt einen Whole Loan im niedrigen zweistelligen Millionen-Euro-Bereich zur Finanzierung des ersten Projektabschnittes einer Logistikentwicklung im A27 Park in Walsrode zur Verf\u00fcgung. Es handelt sich um die erste Finanzierung des im Mai 2023 aufgelegten und durch den Investment Manager LOANDLAND beratenen Fonds.<\/p>\n<p>Ein Joint Venture aus der Schw\u00e4bischen Wohnungs AG und der Ruppmann Investment GmbH sowie dem Logistikspezialisten KELLERGROUP realisiert innerhalb der n\u00e4chsten zwei Jahre an der Autobahn A27 den Bau eines Warendienstleistungszentrums mit rund 60.000 m\u00b2 Brutto-Grundfl\u00e4che auf einem rund 9,5 Hektar gro\u00dfen Grundst\u00fcck. Bereits vor Baubeginn steht ein namhafter Mieter f\u00fcr einen langfristigen Zeitraum fest.<\/p>\n<p>F\u00fcr das Objekt setzen die Entwickler auf ein umfassendes Nachhaltigkeitskonzept. Dazu geh\u00f6ren unter anderem eine Photovoltaikanlage, energieeffiziente Automatisierungstechnik, eine intelligente Beleuchtungstechnologie inkl. W-Lan- und Kamerafunktion und insektenfreundliche Gr\u00fcnanlagen mit einem angelegten Teich zur Aufwertung der Aufenthaltsqualit\u00e4t f\u00fcr Mitarbeiter und Besucher. Des Weiteren wird das Geb\u00e4ude in einer Beton-Sandwichbauweise errichtet und eine DGNB-Platin Zertifizierung\u00a0angestrebt.<\/p>\n<p>Das Warendienstleistungszentrum wird Teil des etablierten Gewerbeparks A27. Der Standort umfasst rund 70-Hektar Gewerbefl\u00e4che. Durch die verkehrstechnisch g\u00fcnstige Lage besteht eine sehr gute Anbindung an das Fernstra\u00dfennetz, das Oberzentrum Bremen und die norddeutschen Seeh\u00e4fen.<\/p>\n<p>Der LOANLAND Real Estate Tactical Credit Fund I S.C.A. SICAV-RAIF soll f\u00fcr eine deutsche Versicherung \u00fcber die Vergabe von Whole Loan und Mezzanine-Finanzierungen einen dreistelligen Millionenbetrag in Bestandsobjekte und Projektentwicklungen investieren. Die angestrebten Ticketgr\u00f6\u00dfen rangieren zwischen 10 und 35 Mio.
